Do I really need renter’s insurance?

 

Yes. Some apartments and landlords require it. But even if they do not, the cost of replacing everything you own can add up quickly. A renter's insurance policy is an inexpensive way to avoid having to buy thousands of dollars worth of new stuff unexpectedly.

In addition to protecting you from losing your belongings, renter’s insurance provides some other very important protections.

Your Belongings.

 

The contents of your house or apartment can quickly add up to tens or even hundreds of thousands of dollars worth of clothes, furniture, electronics, appliances, and other belongings. If you live in a rental that does not provide certain appliances, like a washer and dryer, you need to make sure you have a policy that provides enough coverage for those things too.

Liability

What’s a covered loss? Some examples include fire or smoke damage, damage from a windstorm, or even mold that makes your home unsafe.

Additional living expenses, such as the increased cost of eating out more while out of your home, can also be covered under Additional Living Expenses coverage. Make sure to keep your receipts for everything if you are displaced from your home because of a covered loss so you can submit them to the insurance company for reimbursement.

Medical Payments

 

Another aspect of your renter’s policy is medical payments. This is a lower limit coverage, usually between $1,000 and $5,000, that goes toward paying medical costs of an accidental injury that a guest in your home might suffer, regardless of the cause. This is different from liability coverage, in which you would need to be responsible for the injury for it to pay.

What isn’t covered?

 

Similar to a homeowner’s policy, renter’s insurance will not cover certain things, including:

  • Flood Damage

  • Earthquake Damage

  • Damages caused by pests

  • Property of Roommates

Fortunately, you can obtain contents-only flood and earthquake insurance for a much lower premium than if you were buying it for a homeowner.

If you have roommates, their belongings would not be covered under your policy, so it is best that each roommate have their own separate renter’s policy.

Jewelry, firearms, furs, or other collections of expensive items, such as tools, collectibles, or sporting equipment are minimally covered, but if you have any of these items, you should talk to your agent about them when purchasing your policy, as you can typically add an endorsement to your policy for a higher coverage amount for these specific items.
