What Is Homeowners Insurance?
Homeowners insurance is designed to protect your home and personal belongings from loss caused by covered events such as fire, theft, windstorms, and more. It also provides liability protection if someone is injured on your property and you’re held legally responsible.
A standard policy typically includes:
- Dwelling coverage: This protects the physical structure of your home.
- Other structures: Covers things like detached garages, fences, and sheds.
- Personal property: Covers your belongings such as furniture, appliances, and clothing.
- Loss of use: Pays for temporary housing and other increased living expenses if your home becomes uninhabitable due to a covered loss.
- Liability protection: Covers legal expenses and damages if someone is injured on your property.
- Medical payments to others: Helps pay medical bills if a guest is hurt on your property, regardless of whose fault it is.
What Homeowners Insurance Does Not Cover
While a standard policy is broad, there are certain things that are not covered.
- Flood damage: Home insurance does not cover flooding. Charleston residents are especially vulnerable due to our coastal location. Learn more about flood insurance here
- Earthquake damage: Earthquake coverage is not typically included, though some insurers offer it as an optional endorsement. Learn more about earthquake insurance here
- Wear and tear: Normal aging of your home or neglect is not covered.
- Maintenance issues: Problems like mold, termites, or gradual water leaks are generally excluded, though some policies may offer some limited coverage, consult with an agent to find out more.
- High-value items: Expensive jewelry, art, or collectibles may have limited coverage unless you add an endorsement or separate policy.
Understanding Deductibles
Your deductible is the amount you pay out-of-pocket before your insurance coverage kicks in. For example, if your policy has a $1,000 deductible and you file a claim for $10,000 in damages, you would pay $1,000, and your insurance would cover the remaining $9,000.
In coastal Charleston, it’s also common to have separate deductibles for wind and hail or hurricane coverage. For example, you may have a $1,000 all other perils deductible, which is applicable in the event of a loss like a fire, and a 2% wind and hail or hurricane deductible. This means that your deductible for damage from these perils is 2% of the dwelling coverage amount (not 2% of the cost of the claim!). So if your house has $400,000 in dwelling coverage, a 2% deductible would be $8,000.
Optional Coverages to Consider
Homeowners insurance can be customized with optional add-ons to match your needs and risk tolerance. Some common endorsements include:
- Replacement cost coverage for personal property
- Scheduled personal property for valuables
- Extended dwelling coverage for rebuild costs exceeding your policy limits
- Sewer and drain backup
- Equipment breakdown
- Identity theft protection

Frequently Asked Questions
Can I switch insurance before my policy's renewal?
Yes! You do not have to wait until the expiration date of a policy to change to a different carrier. If you’re unsure about the process of changing your auto insurance, our agents can walk you through that process, step-by-step.
Do you offer coverage bundles?
We do! Many of the insurance companies we represent offer savings and other benefits for having multiple policies with them. We can also create a customized bundle within our agency with coverage from different companies to best fit your needs. Many of those companies still offer a discount for having multiple policies with our agency, even if they are not all with the same company.
I'm moving to South Carolina, can you help me with my insurance needs?
We help many new South Carolina residents take care of their insurance needs, both home or auto, when they first move to our state. Our agents can walk you through the process obtaining car and property insurance that satisfies the specific requirements of the state and your lender.
I'm not sure what I need, can you help?
Absolutely! We know that most people don’t spend all day thinking about insurance the way we do! We’re here to help by providing you with education and listening to your unique needs so we can better understand you and what insurance solutions would best fit your specific circumstances.
I'm being non-renewed. What do I do?
Unfortunately, non-renewals are becoming more and more common in our market, and often it has nothing to do with you, but the company has decided to change their risk profile. We work with clients to help place their homes and cars with companies that they qualify for, while seeking to provide the best balance of coverage and pricing. Talk to one of our licensed agents if you’re being non-renewed now.
I'm a first-time homebuyer. What insurance do I need for my home?
Congratulations! We work with many first-time buyers to insure their investment and provide knowledge about their needs and the insurance solutions available to cover those risks. In general, the main coverages you’ll need will be a Homeowner’s policy, as well as possibly Flood and Earthquake insurance. We have decades of experience providing all of these coverages to our clients and can help you understand your options, and what you’re paying for.
