What Does Renters Insurance Cover?

Renters insurance is designed to protect your personal property, provide liability protection, and offer loss-of-use coverage if your rental becomes uninhabitable due to a covered loss.

Here’s what’s typically included in a renters insurance policy:

  • Personal Property
Covers your belongings. That includes furniture, electronics, clothing, kitchenware, and more, if they’re damaged or lost due to fire, smoke, theft, vandalism, or certain types of water damage.

  • Liability Protection
If someone is injured in your rental and you’re legally responsible, renters insurance can help cover legal fees and medical expenses. Liability coverage is what is typically required by a landlord or apartment complex.

  • Loss of Use (Additional Living Expenses)
If a covered loss makes your rental temporarily uninhabitable, this pays for hotels, meals, and other living expenses while you’re displaced, up to the policy’s limit.

  • Medical Payments to Others
Covers small medical bills if a guest is injured on your property, even if you’re not at fault.

What Renters Insurance Does Not Cover

While renters insurance offers protection for you and your property, it doesn’t cover everything. It’s important to understand the limits so there are no surprises.

  • The building itself: That’s your landlord’s responsibility.

  • Flood damage: Like homeowners insurance, renters policies typically exclude damage from flooding. (Did you know flood insurance is available for renters too? Click here to learn more.)

  • Earthquakes: Earthquake damage is also excluded unless added as a separate policy or endorsement. (Learn more about earthquake insurance for renters)

  • High-value items: Jewelry, art, collectibles, or expensive electronics may have limited coverage unless scheduled, meaning they are specifically listed on the policy. Learn more about scheduled personal property here:

  • Pest damage and maintenance issues: Damage from termites, rodents, or neglected maintenance is not covered.

Do I need my own renters insurance?

Yes. Your landlord’s insurance only covers the building structure, not your personal belongings and not your personal liability.

If there’s a fire, burst pipe, or theft, you’d be responsible for the cost of replacing your damaged or destroyed belongings out of pocket. And if someone is hurt inside your unit and decides to sue, you’re the one who could be liable, not the property owner.

Some apartment complexes offer to include the cost of renters insurance in your monthly rent. However, it is important to read the policy to see if it includes coverage for your property, or just liability. Many do not. This is similar to if you have liability only coverage on your car: It meets requirements, but does not protect your property at all.

That’s why having your own renters insurance is so important, and it is surprisingly affordable.

How Much Does Renters Insurance Cost?

In many cases, renters insurance costs less than a dollar a day—often even less depending on your location and coverage limits. Policies can start at just $10–$20 per month, making it one of the most cost-effective types of insurance available.

Frequently Asked Questions

Can I switch insurance before my policy's renewal?

Yes! You do not have to wait until the expiration date of a policy to change to a different carrier. If you’re unsure about the process of changing your auto insurance, our agents can walk you through that process, step-by-step.

Do you offer coverage bundles?

We do! Many of the insurance companies we represent offer savings and other benefits for having multiple policies with them. We can also create a customized bundle within our agency with coverage from different companies to best fit your needs. Many of those companies still offer a discount for having multiple policies with our agency, even if they are not all with the same company.

I'm moving to South Carolina, can you help me with my insurance needs?

We help many new South Carolina residents take care of their insurance needs, both home or auto, when they first move to our state. Our agents can walk you through the process obtaining car and property insurance that satisfies the specific requirements of the state and your lender.

I'm not sure what I need, can you help?

Absolutely! We know that most people don’t spend all day thinking about insurance the way we do! We’re here to help by providing you with education and listening to your unique needs so we can better understand you and what insurance solutions would best fit your specific circumstances.

I'm being non-renewed. What do I do?

Unfortunately, non-renewals are becoming more and more common in our market, and often it has nothing to do with you, but the company has decided to change their risk profile. We work with clients to help place their homes and cars with companies that they qualify for, while seeking to provide the best balance of coverage and pricing. Talk to one of our licensed agents if you’re being non-renewed now.

I'm a first-time homebuyer. What insurance do I need for my home?

Congratulations! We work with many first-time buyers to insure their investment and provide knowledge about their needs and the insurance solutions available to cover those risks. In general, the main coverages you’ll need will be a Homeowner’s policy, as well as possibly Flood and Earthquake insurance. We have decades of experience providing all of these coverages to our clients and can help you understand your options, and what you’re paying for.
